What Does a New Roof Actually Cost in South Carolina?

If you are searching for roof replacement costs in South Carolina, you have probably already noticed that the range of numbers online is wide enough to be unhelpful. You will see everything from $5,000 to $50,000 depending on the source, and most of those figures come from national averages that do not account for what things actually cost here in the Midlands.

As a roofing contractor based in Lexington, SC, I can give you real numbers based on the projects we complete every week across Columbia, Lexington, Irmo, Chapin, and the surrounding areas.

The short answer: Most residential roof replacements in the SC Midlands cost between $8,500 and $28,000, with the average falling around $12,000 to $16,000 for a standard single-story home with architectural shingles.

But the real answer depends on several factors, and understanding them will help you evaluate any estimate you receive.

Factors That Determine Your Roof Replacement Cost

1. Roof Size (Square Footage)

Roofing is measured in "squares" — one square equals 100 square feet of roof area. The average home in the Columbia and Lexington area has a roof between 15 and 30 squares. A 1,500 square foot ranch home might have an 18-square roof, while a 3,000 square foot two-story could have a 25 to 35-square roof depending on the design.

Your roof area is not the same as your home's living square footage. Overhangs, dormers, and roof pitch all affect the total surface area.

2. Roofing Materials

The material you choose has the biggest impact on price after size. Here is what you can expect in the SC Midlands:

  • 3-tab asphalt shingles: $275–$375 per square (installed). Budget-friendly but shorter lifespan (15–20 years).
  • Architectural shingles (standard): $350–$475 per square. The most popular choice — better wind resistance, longer warranty, and a more dimensional look. This is what most homeowners in our area choose.
  • Premium architectural shingles (TAMKO Heritage, Titan XT): $425–$600 per square. Enhanced warranties, better impact resistance, and superior aesthetics. Our TAMKO Diamond Elite certification gives us access to preferred pricing on these products.
  • Metal roofing: $700–$1,200 per square. Excellent longevity (40–70 years) but significantly higher upfront cost.

3. Roof Complexity

A simple gable roof with two flat planes is straightforward to install. A roof with multiple valleys, dormers, skylights, hip sections, and varying pitch angles takes more time, more material, and more skill. Complex roofs can cost 20–40% more than simple ones of the same square footage.

4. Decking Condition

When we remove your old shingles, we inspect the plywood decking underneath. If it is rotted, water-damaged, or structurally compromised, those sheets need to be replaced before new shingles go on. Most roofs need some decking work — budget $75–$150 per sheet replaced. We will not know the exact extent until tear-off, but we always communicate before proceeding.

5. Number of Layers

South Carolina building code allows up to two layers of shingles. If your home already has two layers, both must be removed before re-roofing. A two-layer tear-off adds $1,000–$3,000 to the project depending on roof size.

6. Underlayment, Flashing, and Ventilation

Quality installation is not just shingles. It includes:

  • Synthetic underlayment — the waterproof barrier between your decking and shingles
  • Drip edge and flashing — metal components that direct water away from vulnerable areas
  • Ridge ventilation — proper airflow extends shingle life and reduces attic heat

These components are included in any reputable estimate. Be cautious of bids that do not itemize them — cutting corners here leads to premature failure.

Sample Pricing for Common SC Home Sizes

Home TypeApprox. Roof SizeArchitectural ShinglesPremium Shingles
Small ranch (1,200 sq ft)14–18 squares$7,500–$10,500$9,000–$13,000
Average home (1,800 sq ft)20–25 squares$10,500–$15,000$13,000–$18,000
Large home (2,800 sq ft)28–35 squares$15,000–$22,000$18,000–$26,000
Executive home (3,500+ sq ft)35+ squares$22,000+$26,000+

These ranges include tear-off, disposal, materials, labor, and standard components. Prices are based on our 2026 project data in the SC Midlands.

Why Quotes Vary So Much Between Contractors

If you get three estimates and they are wildly different, that is not unusual — but it is worth understanding why:

Low bids often mean corners are being cut somewhere. Common shortcuts include using felt paper instead of synthetic underlayment, skipping starter strips or drip edge, hand-nailing instead of following manufacturer specifications, or using subcontracted labor with no quality control.

High bids can reflect overhead costs of larger companies, premium materials, or sometimes just inflated margins.

The right bid should clearly itemize what is included: material brand and product line, underlayment type, ventilation, flashing, cleanup, warranty terms, and licensing information.

At Sands Roofing, our estimates include everything — there are no surprise add-ons. And because our TAMKO Diamond Elite status gives us preferred manufacturer pricing, we can offer premium materials at competitive rates.

Does Insurance Cover Roof Replacement?

If your roof was damaged by a storm — hail, wind, or fallen debris — your homeowners insurance may cover part or all of the replacement cost minus your deductible. As a licensed South Carolina insurance adjuster, I can help you navigate the claims process and ensure you receive fair compensation.

Insurance typically does not cover roofs that have failed due to age or lack of maintenance.

How to Get the Best Value on Your New Roof

  1. Get multiple written estimates — at least two or three from licensed contractors
  2. Compare apples to apples — make sure each estimate specifies the same material grade and includes the same components
  3. Ask about warranties — both manufacturer and workmanship. Our 15-year craftsmanship guarantee is among the strongest in the Midlands
  4. Check licensing — ask for their SC Residential Specialty license number. Ours is #49452.
  5. Do not choose based on price alone — a roof installed incorrectly will cost you more in the long run than paying a fair price for quality work upfront
