Metal Roof vs. Shingles: Making the Right Choice in South Carolina
If you are planning a roof replacement in the SC Midlands, you have probably wondered whether a metal roof is worth the extra cost — or if asphalt shingles are still the smarter choice. It is one of the most common questions we hear from homeowners in Columbia, Lexington, and the surrounding areas.
The honest answer is that both are good options, but the best one depends on your budget, your plans for the home, and what matters most to you. Here is a straightforward comparison based on what we see every day on local roofs.
Cost Comparison
This is where most homeowners start, and for good reason.
Asphalt shingles are the most affordable roofing material available. For a standard home in the Midlands, a full roof replacement with architectural shingles typically costs between $10,500 and $18,000 depending on size and complexity. Three-tab shingles run even less, though we rarely recommend them anymore due to their shorter lifespan and lower wind ratings.
Metal roofing costs significantly more upfront — usually $20,000 to $40,000 for the same home. Standing seam metal panels are at the top of that range, while metal shingles or corrugated panels fall somewhere in the middle.
| Factor | Asphalt Shingles | Metal Roofing |
|---|---|---|
| Installed cost per square | $350–$600 | $700–$1,200 |
| Average home (20–25 sq) | $10,500–$18,000 | $20,000–$40,000 |
| Lifespan | 25–30 years | 40–70 years |
| Cost per year of life | ~$500–$600/yr | ~$400–$570/yr |
When you divide the cost by expected lifespan, metal roofing actually comes close to — or even beats — shingles on a per-year basis. But that only matters if you plan to stay in the home long enough to benefit from the extra decades of service.
Durability and Weather Performance
South Carolina weather is tough on roofs. Between summer heat, afternoon thunderstorms, occasional hail, and the rare hurricane remnant, your roofing material needs to hold up under pressure.
Asphalt Shingles
Modern architectural shingles are significantly better than what was available even 15 years ago. The TAMKO Titan XT offers Class 3 impact resistance, and the new TAMKO HailGuard shingles go beyond Class 4 impact resistance with wind ratings up to 160 mph and an industry-first 20-year hail warranty. With proper installation, premium shingles handle SC weather exceptionally well.
The main weakness is age-related granule loss. South Carolina's UV exposure is intense, and shingles degrade faster here than in northern states. A 30-year shingle in the Midlands may realistically last 22–28 years depending on roof orientation and ventilation.
Metal Roofing
Metal excels in durability. It does not crack, curl, or lose granules. A properly installed metal roof can handle winds up to 140 mph and sheds snow and debris easily — though snow is not a major concern here.
Metal also performs well in hail, but this depends on the gauge and panel type. Thinner corrugated panels can dent more easily than heavier standing seam systems. Denting is usually cosmetic, not structural, but it can affect appearance.
Winner for durability: Metal, but premium shingles close the gap significantly for the typical SC home.
Energy Efficiency
This is where metal roofing has a clear advantage in South Carolina.
Metal reflects solar radiation rather than absorbing it. A light-colored or coated metal roof can reduce cooling costs by 10–25% during our long, hot summers. When your air conditioner runs from April through October, those savings add up.
Asphalt shingles absorb heat. Even lighter-colored shingles get hot. Proper attic ventilation and radiant barriers help offset this, but shingles simply cannot match metal's reflective properties.
For homeowners who plan to stay in the home for 20+ years, the energy savings from metal can meaningfully offset the higher upfront cost — especially as energy prices continue to rise.
Noise and Aesthetics
Two concerns come up regularly in conversations with homeowners:
"Will a metal roof be loud in the rain?"
Not with modern installation. Metal roofs installed over solid decking with underlayment are no louder than shingles during rain. The old barn-roof stereotype comes from metal installed directly over open purlins with no insulation. That is not how residential metal roofs are built today.
"Will it look right on my house?"
Metal roofing has come a long way aesthetically. Standing seam panels give a clean, modern look that works well on contemporary and farmhouse-style homes. Metal shingle profiles can closely mimic the appearance of traditional shingles, slate, or wood shake.
Asphalt shingles, particularly architectural and designer lines, offer the widest variety of colors and styles. They look natural on virtually any home style and are what most buyers in the Midlands expect to see.
Insurance Considerations
Some insurance companies offer premium discounts for metal roofs due to their fire resistance and impact ratings. Others offer similar discounts for Class 4 impact-resistant shingles.
If your current roof has storm damage, your homeowners insurance may cover replacement regardless of what material you choose — you would pay the difference if upgrading to metal. As a licensed SC insurance adjuster, I can help you understand your coverage and navigate the claims process.
Resale Value
In the SC Midlands real estate market, a new roof of either type adds value to your home. However, most local buyers are accustomed to and comfortable with shingle roofs. A metal roof can be a selling point — or it can be polarizing depending on the neighborhood and buyer preferences.
If you are in a neighborhood where every home has shingles, a metal roof might stand out in a way that is not entirely positive. On the other hand, in rural areas or on homes with a modern aesthetic, metal can be a strong differentiator.
The safest bet for pure resale value in most Midlands communities is a quality architectural shingle roof from a reputable manufacturer.
Our Recommendation
For most homeowners in the SC Midlands, premium architectural shingles remain the best overall value. The TAMKO Titan XT line delivers excellent durability, Class 3 impact resistance, strong warranties, and the best balance of cost and performance.
Consider metal roofing if:
- You plan to stay in the home for 20+ years
- Energy efficiency is a priority
- You prefer the aesthetic and your home's style suits it
- You want the longest possible lifespan and minimal maintenance
Stick with shingles if:
- Budget is a primary concern
- You may sell within the next 10–15 years
- Your neighborhood predominantly has shingle roofs
- You want maximum color and style options
Either way, the quality of installation matters more than the material itself. A poorly installed metal roof will underperform a well-installed shingle roof every time.
